T\u00e4m\u00e4n takia on mielenkiintoista n\u00e4hd\u00e4, miten makrotaloudellisten tekij\u00f6iden muutoksilla voidaan ennakoida asuntojen hintakehityst\u00e4 alueittain. Tarkemmin m\u00e4\u00e4riteltyn\u00e4 tarkoituksena oli selvitt\u00e4\u00e4 vaihtelevatko parhaat ennustetekij\u00e4t alueellisesti ja talouden suhdanteiden mukaan sek\u00e4 vallitseeko makrotaloudellisten muuttujien ja asuntomarkkinoiden v\u00e4lill\u00e4 dynaaminen kaksisuuntainen vuorovaikutussuhde. Ty\u00f6n aineisto koostui Helsingin, Vantaan, Espoon, Turun, Tampereen, Jyv\u00e4skyl\u00e4n, Rovaniemen, Kajaanin ja Lappeenrannan kerrostalokaksioiden nelj\u00e4nnesvuosittaisista hedonisista hintaindekseist\u00e4 aikajaksolta 2000:Q1- 2019:Q3. Makrotaloudellisiksi muuttujiksi valittiin 12 kuukauden euribor, bruttokansantuote, lainanantoaste, kuluttajahintaindeksi, rahan m\u00e4\u00e4r\u00e4 (m3) ja osakemarkkinat.\nEmpiiriset menetelm\u00e4t perustuivat ekonometriseen aikasarja-analyysiin, jossa tutkimuskehikko jaettiin staattisiin ja dynaamisiin menetelmiin. Usean muuttujan regressioanalyysilla ja korrelaatioanalyysilla tarkasteltiin makrotalouden v\u00e4litt\u00f6mi\u00e4 vaikutuksia asuntomarkkinoiden hintakehitykseen. Dynaamisiksi menetelmiksi valittiin Grangerin kausaliteettitesti, VAR-malli (engl. Vector autoregressive model) ja DMA-malli (engl. Dynamic model averaging). N\u00e4ill\u00e4 menetelmill\u00e4 tutkittiin muuttujien v\u00e4lisi\u00e4 vuorovaikutussuhteita sek\u00e4 mitk\u00e4 tekij\u00e4t ennakoivat parhaiten asuntomarkkinoiden hintakehityst\u00e4.\nTulosten mukaan makromuuttujien ennustekyky vaihtelee paljon alueittain sek\u00e4 talouden suhdanteiden mukaan. Suomen suurimmilla asuntomarkkinoilla (P\u00e4\u00e4kaupunkiseutu, Turku ja Tampere) lainanantoaste ja osakemarkkinat ennakoivat parhaiten asun-tomarkkinoiden hintakehityst\u00e4 finanssikriisin j\u00e4lkeisell\u00e4 periodilla. Finanssikriisi\u00e4 edelt\u00e4v\u00e4ll\u00e4 aikajaksolla parhaat ennustemuuttujat vaihtelivat enemm\u00e4n.\nTutkimuksen tulokset osoittivat useita kaksisuuntaisia vuorovaikutussuhteita kasvukeskusten ja makrotaloudellisten muuttujien v\u00e4lill\u00e4. Grangerin kausaliteettitestit ja VAR-mallit todistivat my\u00f6s Helsingin asuntomarkkinoiden vaikuttavan vahvasti muiden kasvukeskusten asuntojen hintakehitykseen pienempien paikkakuntien j\u00e4\u00e4dess\u00e4 vaikutuksen ulkopuolelle.
