Asuntomarkkinoiden asema taloudessa on merkitt\u00e4v\u00e4 niin kansallisella kuin kansainv\u00e4lisell\u00e4kin tasolla. Asuntomarkkinat ovat olleet kehittyneiss\u00e4 talouksissa turbulenssia aiheuttava tekij\u00e4 ja t\u00e4m\u00e4n vuoksi hyvin kattavasti tutkittu talouden osa-alue.\r\n\r\nTy\u00f6ss\u00e4 esitell\u00e4\u00e4n laaja-alaisesti asuntomarkkinoihin liittyv\u00e4\u00e4 aikaisempaa tutkimusta, jonka avulla p\u00e4\u00e4st\u00e4\u00e4n aihepiiriin sis\u00e4lle. Aikaisemman tutkimuksen rinnalle tehd\u00e4\u00e4n empiirinen mallintaminen Suomen ja Ruotsin makrotason muuttujilla. Muuttujien avulla mallinnetaan asuntohintojen ja BKT:n v\u00e4list\u00e4 vuorovaikutusta ja ennustevoimaa vuodesta 1970 l\u00e4htien aina 2016 vuoteen asti. Empiriassa etsit\u00e4\u00e4n kynnysarvoa, jonka tarkoituksena on kuvata asuntohintojen laukaisema negatiivinen kehityskulku BKT:ssa.\r\n\r\nTuloksien mukaan asuntohinnoilla voidaan ennustaa BKT:n muutoksia sek\u00e4 Suomessa ett\u00e4 Ruotsissa. Suomessa asuntohinnoilla on merkitt\u00e4v\u00e4mpi rooli talouden kehittymisen kannalta kuin Ruotsissa. Kynnysarvotarkastelun perusteella Suomen talous on haavoittuvaisempi negatiivisille shokeille kuin Ruotsin. Suomen talous on haavoittuvaisempi asuntohintojen muutoksille suurimmaksi osaksi siksi, ett\u00e4 se ei omaa itsen\u00e4ist\u00e4 rahapolitiikkaa.
