Tutkielman tarkoitus on tuoda esiin kaupungistumisen n\u00e4k\u00f6kulma havainnoitaessa asuntojen hintojen kehittymist\u00e4. Poliittista p\u00e4\u00e4t\u00f6ksentekoa varten on t\u00e4rke\u00e4\u00e4 ymm\u00e4rt\u00e4\u00e4 asuntojen hintadynamiikkaa. Tutkimuksen alkupuolella tarkastellaan yleisesti Suomen kaupungistumista ja asuntomarkkinoita. Empiirisess\u00e4 osiossa kaupungistumisen vaikutuksia asuntojen hintojen kehittymiseen analysoitiin kaikkien kerrostaloasuntojen sek\u00e4 yksi\u00f6iden osalta. Vuosittainen aineisto sis\u00e4lsi 23 kaupunkia ja tutkittava ajanjakso oli vuodet 1995\u20132014. Kaupunkien v\u00e4kilukua k\u00e4ytettiin kaupungistumista kuvaavana muuttujana. Lis\u00e4ksi analyysiss\u00e4 k\u00e4ytettyj\u00e4 muuttujia olivat korkotaso, k\u00e4ytett\u00e4viss\u00e4 olevat tulot, ty\u00f6tt\u00f6myysaste sek\u00e4 kuluttajahintaindeksi. Tutkimusmenetelm\u00e4ksi valittiin kiinteiden vaikutusten malli, jota on k\u00e4ytetty runsaasti kansainv\u00e4lisiss\u00e4 asuntomarkkinoita koskevissa tutkimuksissa. Suomen asuntomarkkinoita koskevissa tutkimuksissa metodia on k\u00e4ytetty aikaisemmin melko v\u00e4h\u00e4n. Empiirisen osion l\u00e4ht\u00f6kohtana on hyvin yksinkertainen mallispesifikaatio, jossa selitet\u00e4\u00e4n asuntojen hintoja paikkakunnan v\u00e4kiluvun avulla. T\u00e4m\u00e4n j\u00e4lkeen kontrollimuuttujia lis\u00e4ttiin mallispesifikaatioon asteittain. Jokaisessa estimoidussa mallissa v\u00e4kiluvun kerroinestimaatit olivat merkitsevi\u00e4. Lis\u00e4ksi v\u00e4kiluku vaikutti enemm\u00e4n yksi\u00f6iden kuin kaikkien ker-rostaloasuntojen hintoihin. Tutkimusongelmaa parhaiten selitt\u00e4vien mallien kohdalla v\u00e4kiluvun kerroinestimaatit olivat arvojen (0,35) ja (0,64) v\u00e4lill\u00e4. Estimoitujen mallien mukaan yhden prosentin v\u00e4est\u00f6nkasvusta kaupungissa seuraa noin 0,35-0,64 prosentin nousu asuntojen hinnoissa. Tulosten mukaan asuntojen hintoihin vaikuttivat my\u00f6s muut makromuuttujat. Erityisesti k\u00e4ytett\u00e4viss\u00e4 olevilla tuloilla oli suuri positiivinen vaikutus asuntojen hintoihin.
