Makrotalouden\r\nmuutokset heijastuvat laajasti koko talouden toimintaan, kuten my\u00f6s kaikkiin\r\nasuntomarkkina-alueisiin. Lis\u00e4ksi, makrotaloustekij\u00f6iden muutoksiin pystyt\u00e4\u00e4n\r\njossain m\u00e4\u00e4rin vaikuttamaan my\u00f6s poliittisella p\u00e4\u00e4t\u00f6ksenteolla.\r\nTutkielman tavoitteena on tarkastella asuntojen hintojen sek\u00e4 makromuuttujien\r\nv\u00e4list\u00e4 yhteytt\u00e4. Toteutus perustuu aikasarja-analyysiin, jossa tutkimisen kohteena\r\novat kerrostaloyksi\u00f6t ja -kaksiot. Asuntojen hintojen kehityst\u00e4 kuvaa hedoninen\r\nhintaindeksi, joka kontrolloi asuntojen laadullista muutosta. Tarkasteltavana alueena\r\non erityisesti Helsingin asuntojen hinnat, joita verrataan muun Suomen\r\nasuntomarkkinoiden keskim\u00e4\u00e4r\u00e4iseen kehitykseen. Makrotalouden kehityst\u00e4\r\nmitataan seuraavilla muuttujilla: inflaatio, korko, rahan m\u00e4\u00e4r\u00e4, asuntolainakanta,\r\nosakemarkkinat sek\u00e4 bruttokansantuote. Tarkasteluperiodina on\r\nnelj\u00e4nnesvuosiaineisto ajalta 1988:Q1-2016Q:2. Asuntojen hintojen ja\r\nmakromuuttujien v\u00e4list\u00e4 yhteytt\u00e4 tarkastellaan ensin korrelaatioanalyysill\u00e4, sitten\r\nusean muuttujan regressioanalyysill\u00e4 ja lopuksi Grangerin kausaalisuustesteill\u00e4.\r\nTutkielman tulosten mukaan makromuuttujien muutokset heijastuvat ensin\r\nHelsingin yksi\u00f6iden kehitykseen, josta se levi\u00e4\u00e4 muihin asuntotyyppeihin ja muun\r\nSuomen asuntomarkkinoihin. Kaksioiden hintakehitys osoittautui kauttaaltaan\r\ntasaisemmaksi kuin yksi\u00f6iden. Korrelaatioanalyysin perusteella asuntolainakanta\r\nsek\u00e4 bruttokansantuote my\u00f6t\u00e4ilev\u00e4t eniten asuntomarkkinoiden kehityst\u00e4.\r\nRegressioanalyysin mukaan v\u00e4litt\u00f6mi\u00e4 hintamuutoksia aikaansaa inflaatio, korko,\r\nasuntolainakanta ja bruttokansantuote. Toisaalta aikasarjan jaksotus osoitti, ett\u00e4\r\nmuuttujien v\u00e4liset regressiot ovat regiimiriippuvaisia, eli muuttujien merkitsevyydet\r\nvaihtelevat talouden syklien mukaan. Erityisesti osakemarkkinoiden vaikutus on\r\nkorostunut finanssikriisin j\u00e4lkeen. Grangerin kausaalisuustestit tukivat erityisesti\r\nkorkojen, osakemarkkinoiden ja inflaation merkitsevyytt\u00e4.
