Tutkielman tavoitteena on selvitt\u00e4\u00e4 keskeisten makrotalouden muuttujien vaikutuksia kerrostalohuoneistojen hintojen muutoksiin Suomessa. Lis\u00e4ksi tutkimuksessa tarkastellaan asuntomarkkinoiden tehokkuutta ja kehityst\u00e4 sek\u00e4 pohditaan osakeasuntoa potentiaalisena sijoituskohteena.\r\n\r\nTutkimus on kvantitatiivinen ja perustuu aikasarjojen analyysiin. Tutkimuksen kohteena ovat kerrostaloyksi\u00f6t ja -kaksiot. Mahdollisimman homogeenisen hinta-aineiston k\u00e4sittelemiseksi tutkimuksessa keskityt\u00e4\u00e4n viiden kasvukeskuksen kerrostalohuoneistoihin. Hintojen muutoksia selvitet\u00e4\u00e4n seuraavilla makromuuttujilla: asuntolainakanta, bruttokansantuote, inflaatio, korkotaso, osakemarkkinaindeksi sek\u00e4 rahan m\u00e4\u00e4r\u00e4. Aineisto sis\u00e4lt\u00e4\u00e4 nelj\u00e4nnesvuosihavainnot vuosilta 1988-2012. Tutkittavien muuttujien vuorovaikutussuhteita selvitet\u00e4\u00e4n korrelaatiokertoimen sek\u00e4 monimuuttujaregressiomallin avulla.\r\n\r\nTulosten mukaan makrotalouden muuttujien muutokset vaikuttavat eniten huoneistojen hintoihin Helsingiss\u00e4, t\u00e4m\u00e4n j\u00e4lkeen Tampereella, Turussa, Jyv\u00e4skyl\u00e4ss\u00e4 ja v\u00e4hiten Oulussa. Lis\u00e4ksi havaittiin, ett\u00e4 kaksioiden asuntomarkkinat ovat stabiilimmat kuin yksi\u00f6iden. Korrelaatioanalyysin tuloksiin perustuen makromuuttujien riippuvuus huoneistojen aggregaattihintoihin on selv\u00e4\u00e4 asuntolainakannan, osakemarkkinakehityksen sek\u00e4 bruttokansantuotteen osalta. Regressioanalyysiss\u00e4 puolestaan ilmeni, ett\u00e4 v\u00e4litt\u00f6mi\u00e4 muutoksia huoneistojen hinnoissa saavat aikaan muutokset asuntolainakannassa, bruttokansantuotteessa, inflaatiotasossa sek\u00e4 osakemarkkinakehityksess\u00e4. Korkotason muutoksen negatiivinen vaikutus ilmeni, mutta tulokset j\u00e4iv\u00e4t kyseisen muuttujan osalta heikoiksi. Yhteenvetona todetaan, ett\u00e4 tutkittujen muuttujien kehitys on mahdollistanut huoneistojen hintojen jatkuvan nousun.
